Anklam attacks: Plots of land for new dream homes now on offer!

The city of Anklam an der Peene recently created the opportunity to invest in new residential property. After the demand for building sites has fallen sharply in recent years, the city is now offering two attractive plots of almost 900 square meters each on Lindenstrasse for sale. Mayor Michael Galander says that the days when properties were sold to the highest bidder are a thing of the past. The minimum bid for these building sites is currently 60 euros per square meter, which is comparatively cheap if you take a closer look at the property prices in Anklam. According to grundstueckspreise.info, the average price for building land in the city is 2.38 euros per square meter.

Anyone interested in one of the properties should not miss the deadline for submitting offers, as it ends on November 28th. The purchase also includes a construction commitment of two years for the buyer, within which the home must be completed. The buyer bears the additional costs, including notary and land registry costs, and these can amount to around 10% of the purchase price.

A new glimmer of hope for Anklam

In recent years, the city has reported a significant decline in demand and sales of building sites. While previously there was hardly any free space to be found and properties were quickly sold over the counter, times have now become quieter. The construction price index for residential buildings rose by 3.1% in the third quarter of 2025, but remains well below the peak values of over 16% at the end of 2022, as the Federal Statistical Office found. The general decline in demand is due to various factors. Despite the reduced demand, the city is planning to develop the old depot site into a new residential area, which could give the region a new lease of life. The main committee approved the sale of 11,000 square meters of space to an investor for residential development. The planned development includes several buildings: from apartment buildings to terraced houses.

For Anklam, the current property prices are extremely cheap compared to the nationwide average price of 210.45 euros per square meter and the average price in Mecklenburg-Western Pomerania of 69.15 euros. The estimated marketing period of 5.16 months and the current median price of 2.43 euros per square meter also underline that Anklam is at a crucial point. Meanwhile, the city is ranked 222nd in Mecklenburg-Western Pomerania and 6408th in Germany in terms of property prices.

Looking into the future

The plans for the new residential area include the integration of the old depot hall and are expected to become reality in 2027. It could be the starting signal for a new era of building and living in Anklam. The construction price index, which plays an important role in the analysis of the construction industry, proves that despite challenges there are also opportunities. The city stands on shaky foundations, but with the right measures and offers, the conditions could quickly improve again, so that Anklam remains an attractive option for those wanting to build. In this sense: If you are quick, you can do good business and help stimulate the local market.
