Central heating in Groner Landstrasse 9 switched off due to insolvency!

In an important step, the central heating in the Groner Landstrasse 9 building complex was switched off for the time being. This happened due to non-payment of rent, as property manager Dominik Fricke explains. The outstanding amount relating to the rent debts amounts to a whopping 850,000 euros. At the moment, neither the exact background nor the exact amount of the debt can be verified. Around 300 apartments are affected by this heating shutdown, making the situation difficult for many residents. The majority owners, Gänseliesel Wohn GmbH and Winteks GmbH, have now filed for bankruptcy, which further complicates the situation. A decision about the duration of the heating shutdown will be discussed at an owners' meeting, which is scheduled to take place in October and which many are looking at with concern.

But the situation in the heating industry goes far beyond this local problem. The Federal Association of the German Heating Industry (BDH) reports that heating sales in Germany are declining dramatically. In 2024, sales fell by 46% compared to the previous year, and the first quarter of 2025 also shows a decrease of 32% compared to the same period last year. Specifically, this means that only 147,000 heaters were sold, which represents a significant decline compared to 217,500 the year before. These trends suggest that future heating projects and upgrades could also be affected, which poses major challenges for many companies.

Political options for action

The BDH is therefore urgently calling for measures from the new federal government to stabilize the heating market. Suggestions to stimulate heating modernization include the practical design of the Building Energy Act (GEG) and long-term, reliable funding. Simplifying the funding system is also on the list in order to help companies and households. A large proportion of the heating systems installed in Germany are outdated; around 5.6 million systems are considered inefficient and cause additional costs for owners and tenants.

In addition to the challenges in the heating sector, companies also have to deal with the situation at Windhager Zentralheiz GmbH. After filing for bankruptcy, a negotiation result was achieved with Best Heating Technology (BHT) to solve some of the problems. “The new BHT Deutschland GmbH” presented the Windhager brand at the IFH/Intherm in Nuremberg in April 2024, although the location in Gersthofen, Bavaria, is now closed. The future of Windhager products in Germany will continue to be closely monitored.

In the context of these developments, it becomes clear that not only local problems such as the heating shutdown at Groner Landstrasse 9 are causing concern, but that there is also a need for action at the national level. The owners' meeting offers an opportunity for the affected tenants to represent their interests while the heating industry has to overcome greater challenges in the market.
