Stadtkontor Hamburg: Office ensemble with sustainability focus until 2027!

in the heart of Hamburg, in the St. Georg district, has been working on one of the most ambitious construction projects in the city center for some time: the "city office". The B&L Group has taken on the revitalization of this office ensemble and is planning a completion in 2027. With a property area of around 19,700 square meters at Besenbinderhof 43–52 and Norderstraße 101, the Raum for Innovation and Sustainability. Overall, the district comprises impressive 86,000 square meters, of which 68,500 square meters of office space and 4,000 square meters of storage space are.

But what makes this project so special? The main focus is on an energetic renovation that takes into account the modern ESG criteria (Environmental, social, governance). It is not only respected to a circulatory renovation, but also effectively used tied gray energy. This means that future tenants not only receive a modern work environment, but can also actively contribute to reducing CO2 emissions.

a new work concept for more flexibility

modern work is more than just a desk today. With the principle of activity -based working, a flexible design of the working environment is promoted. Office units are offered from 530 square meters, while the largest unit comprises a proud 26,000 square meters. This means that the city office is particularly attractive for large users with a high sustainability claim. A first tenant, the IFB Hamburg, has recognized this advantage and will be represented in the city account on around 1,600 square meters from March 2025. Last but not least, their decision is based on the location advantages and the sustainable overall concept that is being pursued here.

The new main access zone, which was designed by the architects of KPW Papay Warncke, will stand out as an identity -creating feature. The focus is not only on the optics, but also on the creation of a sense of community in the neighborhood. And that goes far beyond office space; Planned, a gastronomic offer, a daycare center and even a fitness area are integrated into the area.

art and urban development hand in hand

Another exciting element of the city account project is working with artists. Under the motto "A building, a work of art", art is used as a means to strengthen the identity of the buildings. This strategy not only promotes artists: inside, but also creates added value for the city society and the users: inside the buildings. It is a clear focus on contemporary urban development, which puts people in the foreground and builds up long -term relationships with everyone involved.

The revitalization of the city contor impressively shows how sustainability, the most modern work concepts and cultural aspects can be interwoven in an urban environment. The B&L Group, Covivio and other partners have proven a good hand to create a place that will set ecologically and social standards. In the coming years, this location will undoubtedly become a magnet for companies and creative people.

Overall, it can be seen: The city account will not only be an office location, but a lively space for exchange and new ideas - in the sense of sustainable urban development. The project is under the radar of investors and potential tenants, and the first steps are promising.
