A lot is happening in the area of ​​commercial space in the Hamburg metropolitan region. The largest offers of building land can be found in the districts of Ludwigslust-Parchim, Schwerin, Hamburg and Steinburg, which together account for almost two thirds of the total supply. But larger distances to Hamburg, especially along the A1 and A7 motorways, also offer enormous potential.

Sustainable land use and challenges

The increasing demand for commercial space is particularly noticeable in the Stormarn, Segeberg, Pinneberg and Harburg districts, which will benefit from the planned Fehmarnbelt crossing. At the same time, however, there are challenges: restrictions such as emission limits and the shortage of space reduce the actual availability. Significant efforts towards internal development and land recycling are necessary to equalize the competition between industry and renewable energies.

Even in the fast-moving month of business registrations - there was an increase almost everywhere - Hamburg is at the top. Trade tax revenues are stabilizing here, with notable regional differences: in the Rotenburg (Wümme) district, for example, they rose by an impressive 49 percent, while Steinburg shone with an increase of 15 percent.

Market development and future outlook

An interesting aspect is that fewer properties were sold in the period 2022 to 2023 - 390 compared to 467 the year before - although the area sold increased to 356 hectares. More than two thirds of the sales areas covered less than 5,000 square meters. Municipal companies in particular have struck here.
