New living in Eimsbüttel: Conversion of Osterstraße 174 now starts!

Osterstraße 174, 20259 Hamburg, Deutschland - In Eimsbüttel, an exciting construction project is based. While numerous buildings are empty in the neighborhood, Osterstraße 174 has a special role. The left faction of the district was recently asked about the state of affairs regarding the planned conversions. The district office decided that the building permit had gone out and there was no new application. However, this turned out to be a misunderstanding, because Georg Graubner, the owner of the building, made it clear that the approval was still valid. The conversion plans for the building have existed since summer 2017 and include both the conversion of the front building and the construction of a new apartment in the back yard. While a new apartment building was already being built in the back yard, the front house has so far been untouched. The district office now issued a correction of the previous statements and confirmed that the construction work can finally begin after the last apartment in March Freiwurde.

The construction progress and the plans

Graubner plans to create ten apartments and two commercial units in the front. The completion of the construction work is planned for the end of 2026. The construction site equipment is currently running, and it is expected that the construction work will start in the near future. "We had given the tenants enough time to find new apartments. Some of the then free apartments were subdued to fitters, but the planned conversions were not possible as long as the house was inhabited," said Graubner.

When asked whether previous tenants could return after the renovation, the owner replied: "This seems rather unlikely." With the new use of the front building, however, a fresh wind could blow into the street and not only reduce the current vacancy, but also enhance the cityscape in this corner of Eimsbüttel.

In Hamburg, building applications, as in this case, must follow precise rules of the game. Each application must be submitted by a person with a building payment rights, be it an architect or an civil engineer. The test center in the Eimsbüttel district, which is responsible for the processing of building applications, calls for a comprehensive digital submission to the "Building application 2.0" service. From January 1, 2024, the submission of paper applications will no longer be possible, such as the information from hamburg.de.
