New living in Eimsbüttel: Renovation of Osterstrasse 174 starts now!
An exciting construction project is underway in Eimsbüttel. While numerous buildings in the neighborhood are empty, Osterstrasse 174 has a special role. The left-wing faction of the district office recently asked about the status of the planned renovations. The district office decided that the building permit had expired and that there was no new application. However, this turned out to be a misunderstanding because Georg Graubner, the owner of the building, made it clear that the permit was still valid. The district office had incorrectly assigned this information due to an IT change, as Eimsbütteler Nachrichten reported.
The renovation plans for the building have been in existence since summer 2017 and include both the conversion of the front building and the construction of a new residential building in the backyard. While a new residential building has already been built in the backyard, the front building has remained untouched. The district office has now issued a correction to the previous statements and confirmed that construction work can finally begin after the last apartment became available in March.
The construction progress and the plans
Graubner plans to create ten apartments and two commercial units in the front building. Completion of the construction work is scheduled for the end of 2026. Site setup is currently underway and construction work is expected to begin in the near future. "We gave the tenants enough time to find new apartments. Some of the vacant apartments at the time were sublet to fitters, but the planned renovations were not possible as long as the house was occupied," explained Graubner.
When asked whether previous tenants might return after the renovation, the owner replied calmly: “That seems unlikely.” However, with the new use of the front building, a breath of fresh air could blow into the street and not only reduce the current vacancy, but also improve the cityscape in this corner of Eimsbüttel.

In Hamburg, as in this case, building applications must follow precise rules. Each application must be submitted by a person with a building permit, be it an architect or a civil engineer. The testing center in the Eimsbüttel district, which is responsible for processing building applications, requires comprehensive digital submission via the “Building Application 2.0” service. From January 1, 2024, the submission of paper applications will no longer be possible, as the information from Hamburg.de makes clear.
