Wolgaster apartments: complete renovation brings barrier-free quality of life!

The Wolgast housing association (WGW) has started a remarkable project at Hufelandstrasse 12/13 that meets the needs of older people and people with limited mobility. Ursula Vedder, 70 years old, is satisfied with her newly renovated apartment, which has been extensively modernized and converted to suit her age. In total, the building includes 20 apartments, which were completed in 2024. The response to the units that have already been allocated has been particularly positive, which shows that demand is high.

Work is currently underway on a further 20 apartments in the neighboring staircases 14/15, which are also to be converted to be barrier-free. The complete renovation will be carried out with a total budget of around 1.4 million euros, of which a loan of one million euros will be provided by the MV State Development Institute.

Extensive renovation measures

The measures in Hufelandstrasse include a comprehensive, complete renovation: apart from the walls, nothing of the original substance remains. Each apartment receives new electrical installations, modern entrance and room doors, attractive wallpaper and designer vinyl floors. Particularly noteworthy are the floor-level showers and the new tiles in the bathrooms. In addition, balcony doors will be widened and thresholds removed to make access easier, and each staircase will be equipped with a separate elevator.

The floor area of ​​the apartments ranges from 51.4 to 64.5 square meters, and the rents are between 6 and 6.50 euros per square meter. This speaks for the high demand, as the apartments at Hufelandstrasse 12/13 are already fully rented. WGW, which manages a total of 1,446 residential units in Wolgast, Zinnowitz and Lassan, is also planning to demolish around 70 apartments in Wolgast-Nord from 2026 in order to reduce the vacancy rate by around 11%.

Dismantling projects and funding opportunities

The dismantling of residential buildings on Maxim-Gorki-Straße and Robert-Koch-Straße, each of which is to be reduced by three floors, is estimated to cost around two million euros. Funding for this has already been applied for. Tenants of the affected apartments will receive alternative apartments during the partial demolition. To support these renovation measures, it is recommended to apply for grants or low-interest loans, as described on the website for barrier-free living.

The Federal Ministry of Housing, Urban Development and Construction is now providing funds to improve accessibility in existing properties. As part of the KfW “Age-friendly Reconstruction” program, 75 million euros were made available with the aim of enabling older people or people with limited mobility to live in their usual environment. Federal Construction Minister Klara Geywitz emphasizes the importance of this program for the quality of life of those affected and the relief in the care sector. The WGW works closely with Wolgaster Wohnungswirtschaftsgesellschaft mbH (WoWi), which is also pursuing similar dismantling projects - a step that is intended to help increase the quality of life in the region in the long term and respond to the needs of older generations.
