Renovation of the officers' mess: apartments for the elderly and day care are coming!
The old officers' mess on the site of the former Oldenburg air base is being rebuilt. In the future, a day care facility and apartments for the elderly will be built in place of unused space. The large-scale project covers an area of around 9,090 square meters, which KUBUS Immobilienvwerbungs- und Treuhand GmbH would like to tackle in the near future. The idea is not only to preserve the historic building, but also to integrate it in a meaningful way, like that NWZ Online reported.
The plans stipulate that the officers' mess, which was built in the 1930s, will be preserved in its original form. However, a few adjustments to the facade are necessary, such as the installation of additional dormers and floor-to-ceiling windows, to enable contemporary use. The usage concept will be presented at the next meeting of the building committee, which will take place on Thursday.
New life in old walls
As already indicated, the existing casino will not stand alone. A new building with three full floors and a flat roof is also planned, which will be lower than the original building. This will be designed with a bright facade to create a harmonious contrast between historical and modern elements. With a total of 66 residential units that will be at least barrier-free, both old and new residents can benefit from these renovations.
The development of open spaces is particularly exciting. These should be designed like a park and thus offer spaces for meetings and activities for future residents. A well-thought-out network of paths will connect old and new buildings to promote exchange between residents. The plans are promising, although contracts between the city and KUBUS still need to be signed.
The challenges of renovation
An obstacle in this process is the limited buildability of the property, which in the past has meant that a buyer could not be found. However, the city is still looking for investors who are interested in interesting usage concepts and a new building design. The potential of the property should not be underestimated; After all, it has a market value of around 1.7 million euros, while the annual ground rent is 4.43 euros per square meter. The officers' mess is considered particularly worth preserving because it has not been used by the Bundeswehr since 2006 and therefore urgently needs a new purpose.
Interested investors who are thinking about renovation should also keep an eye on the tax advantages of a listed property. As in a guide from the Deutsche Bank Real Estate As explained, the monument depreciation (deduction for wear and tear) allows renovation and maintenance costs to be tax deductible, which could be of particular interest to investors.
With a clear plan and a vision for the future, the officers' mess could soon become a place where history meets modern living requirements - a successful symbiosis that will offer both new living spaces and a place to meet. As the project moves into the next phase, it is hoped that all necessary steps will be completed quickly and officers will soon be able to experience a new, thriving neighborhood.
