Living at Ryck: New apartments in Greifswald almost ready for occupancy!
A new residential area on the Ryckpromenade is currently being built in Greifswald and will soon be able to welcome its first residents. The Ryckkant company's construction work is almost complete and the first 30 of the 182 new apartments have already been occupied since July 1st. One to four-room apartments are available on around 13,000 square meters. The smallest unit covers 35 square meters, while the most spacious apartments offer around 120 square meters. All apartments are equipped with a balcony or terrace and have threshold-free access with a shower or bathtub.
Parallel to the completion of the residential project, all residential units should be ready for occupancy in the next four to six weeks. Anyone interested in one of the apartments can expect basic rents of between 532 euros and 1,676 euros. These vary between 13 and 16.30 euros per square meter. The option of renting a parking space in the adjacent parking garage for 95 euros per month is also offered. Car-free streets and no parking spaces in front of the houses should also ensure a pleasant living environment, while bicycles can be parked in the inner courtyard.
The demand for housing
The demand for apartments in Greifswald is unbroken. This is also shown by the current rent index, which has been valid since March 1, 2024. This reflects the local comparative rents and takes into account around 30,000 apartments in the city. Various factors such as type, size, furnishings and location of the apartments are evaluated. The rent index is based on 14,889 relevant data sets collected between July 1, 2017 and June 30, 2023 and provides tenants in the city with valuable guidance. The creation of the rent index was also supported by a working group that represented both landlords and tenants.

Commercial space in sight
In addition to the residential areas, eleven commercial areas are also planned. These vary in size from 49 to 160 square meters. Despite the low demand for commercial space, there are already two interested parties who intend to open cafés. The project manager Fehlhaber sees great potential for the residential area, especially after its completion. He is convinced that the attractiveness of the location will continue to increase after construction work is completed, which could not only bring new living space but also new economic opportunities in Greifswald.
