Development plans for Techentin: Concern for traffic and neighborhood is growing!
The current meeting of the Techentin district council and the city's committee for construction, urban development and economics brought together numerous stakeholders. The planned residential area TE 8 on Karstädter Weg was presented. With a large number of participants, the discussion was lively, with both those interested in building and concerned residents expressing their opinions on the plans presented.
Stefan Escosura from the AC planning group presented two variants for developing the area. The first variant is a classic form of development, while the second aims for an urban character with dense development and neighborhood courtyards. Both variants also provide for protective strips to the tree avenue, green strips and footpaths. The traffic volume in the new residential area should be kept low and slow in order to increase the quality of living. According to the Nordkurier report, the first variant could offer space for around 400 people, spread over 133 residential units. Option two could enable even more apartments.
Farms and bungalows in focus
The interest in new housing offers is unbroken: the city has already received 20 inquiries for the new residential area. In particular, the demand for larger building plots of over 1,000 square meters for age-appropriate bungalows was a point of discussion. Concerns about the traffic situation and the capacities of schools and daycare centers in the event of a possible influx were also raised.
One resident, Melanie Behnke, raised concerns about noise pollution from new neighbors near her riding facility. It was also suggested that the fire brigade training area be taken into account in the development plan in order to inform future residents about existing noise sources. Ultimately, the district council made a recommendation for the first variant, as a lower density and more flexible use of the property would be possible.
An outlook on the next steps
The issue will be discussed further in the city council on July 16th. According to a possible decision, the development plan should also be carried out in close coordination with the environmental regulations, which require an environmental assessment when drawing up the development plans. This in turn shows the relevance of sustainable spatial development, as outlined by the Federal Environment Agency. Ultimately, construction could begin as early as 2028, which represents an exciting prospect for many involved.
With the planned measures, the city is responding to the increasing need for living space and the challenges of spatial planning requirements. But as is often the case, there are different opinions and needs that need to be harmonized so that everyone involved can find an environment worth living in.
For the citizens of Techentin and future residents, it remains to be seen how the plans will develop and whether the residents' concerns will be taken seriously. A good hand in designing this residential area will be necessary to enable harmonious coexistence.
