Something is finally happening in Rostock's city center: the block of houses at August-Bebel-Straße 37, which has been empty for a year, is to be brought back to life. As the Ostsee-Zeitung reports, the Federal Real Estate Agency (BImA) has presented plans for the comprehensive renovation of the building. Despite the high demand for living space, the building is currently uninhabitable due to its poor condition. It needs to be completely renovated so that the requirements for living quality and energy efficiency can be met.
The renovation measures are described as a demanding effort. Aspects such as heat supply, energy balance and room layout must be addressed in order to prepare the building for rental. The construction time is estimated to be around two years. The building application is currently in the approval process with the Hanseatic City of Rostock.
New apartments for federal employees
Comfortable three-room apartments with living spaces between 60 and 75 square meters are planned. These should be rented primarily to federal employees such as the Bundeswehr, Federal Police or Customs. If the needs of this target group are not met, the apartments will also be available on the open market. However, no statement can be made at this point about the amount of the rent after the renovation, as this depends on the construction costs and the rent index.
The building was built in 1956 and was originally owned by the GDR before it became the property of the federal government and thus the BImA after reunification. The Federal Agency not only manages this property, but also has ambitious plans for the future. It wants to build two new buildings with up to 60 rental apartments in Hohe Düne by 2028, with the basic rent there being capped at ten euros per square meter. Here too, the rental is mainly to federal employees.
BImA and its tasks
The BImA is a legal, federally owned institution based in Bonn and is subject to the supervision of the Federal Ministry of Finance. Your main task is to manage and exploit properties according to commercial principles. Since its founding in 2005, the institution has continuously strived to best represent the interests of the German real estate market and to promote sustainable housing construction. This is done, among other things, through various new construction projects and the modernization of existing buildings.
As can be read on the BImA website, all existing properties are to be renovated to be climate-friendly by 2045, with a particular focus on renewable energies and energy efficiency. Since 2018, there has also been a “housing offensive” program aimed at finding solutions to the ongoing housing shortage. A total of 200 apartments will have been completed by the end of 2023, with many more on the plan.
The current initiative on August-Bebel-Straße is therefore part of a broader BImA strategy to improve the quality and availability of housing for federal and local government employees. The next few months promise movement in Rostock's housing situation, and the city will closely monitor how the project progresses.
