Something is happening in Sassnitz! The real estate entrepreneur Thomas Kaul is planning a new budget hotel and three apartment buildings on an 8,000 square meter unused area on Waldmeisterstrasse. The aim is to create an attractive and, above all, affordable overnight accommodation for holidaymakers on the beautiful Baltic Sea coast. The project is located directly opposite the former city administration and is bordered by Waldmeisterstrasse to the north and the railway line to the south. It remains to be seen whether the project will finally receive approval, as the real estate plans have a long history.

There has been a development plan for the area since 1998, but despite several attempts - most recently in 2018 by Thomas Kaul - it has not yet been implemented. Previous designs were criticized as being too big, which brought local politicians into action. However, the building committee is satisfied with the new plans drawn up by the Sigma-Plan office. The planned three floors without a staggered floor and the ridge heights, which should be below the level of the former administration building, have probably hit the right nerve. That sounds promising!

Planning and implementation

The heart of the project will be a hotel with a total of 92 rooms, which will consist of three interconnected buildings. As a further attraction, three apartment buildings are planned, which will accommodate a total of 18 apartments. These should be built slightly offset from the street front so that an attractive architecture is created. An underground car park with 100 spaces is also planned so that both guests and residents can park conveniently.

In contrast to the previous plans, the hotel will be in the budget range between 1 and 2 stars. This could not only benefit travelers on a budget, but also boost tourism in the region. The response from the building committee was positive, which means that a project-related development plan will now be drawn up to clarify the details of the development and construction processes. Even though there are rumors about a lack of progress, there remains hope that the construction project will be implemented soon.
