Violent rent dispute in Göttingen: rent increases are causing a stir!
Things are simmering in Göttingen-Grone: things got very heated at a recent tenants' meeting in the neighborhood center. The tenants of LEG (Landesentwicklungsgesellschaft) are unsettled and outraged by the planned rent increases for 270 of the 1,300 LEG apartments. On average, rents are expected to rise by six percent, in some cases even by more than 100 euros. The popular discontent led to a heated exchange between tenants, tenant representatives and members of the LEG board, such as Göttingen Tageblatt reported.
But where does this increase come from? The LEG relies on comparable apartments according to the simple rent index for Göttingen. However, tenant associations and the testing association have been demanding a qualified rent index since 2022, which was rejected by the city. Hendrik Falkenberg from the testing association described the rent increases as a “threatening situation”, while Karlheinz Paskuda from the “Good Housing for All” alliance sharply criticized the LEG board members, including Wiegel.
Social problems in focus
LEG tenants in particular, many of whom rely on social benefits, have a big problem with the planned increase. Higher rents could exceed the limits of the “reasonable cost of accommodation” (KdU), which would put many in a difficult position. Nicole Schrader from the social affairs department advised the affected tenants to contact the responsible office.
The discussion surrounding additional costs is another point that worries tenants. Amendment contracts containing higher additional cost discounts were also addressed. LEG has now extended the deadline for signature extensions by two months until the end of August in order to give tenants more time. New forms with corrected additional cost deductions will be sent out soon.
Rent index and rental price development
A central aspect in the discussion about rent increases is the current rent index. For 2025 it is Cold rent at 11.49 euros per square meter, which represents a considerable increase compared to previous years. Overall, there was an increase of 2.15 euros per square meter in the basic rent from 2018 to 2025.
| Year | Basic rent (Euro) | Warm rent (Euro) |
|---|---|---|
| 2018 | 9.34 | 11.58 |
| 2025 | 11.49 | 14.53 |
The average living space in Göttingen is 66.43 m². The average rent here is around 14.53 euros per square meter. There are also deviations depending on the size of the apartment, with the smallest apartments of 20 to 29 m² being priced comparatively high at 21.22 euros per square meter.
In view of current developments, many tenants now have to think about what measures they can take. The coming period promises continued heated discussions and sharp arguments about regular rent adjustments and the quality of life in Göttingen.
