Rostock is planning a new residential area – vision of the future at the Werftdreieck!
Big things are happening at the Werftdreieck in downtown Rostock! A new residential area is being built on an area of around ten football fields, which not only offers space for around 700 apartments, but is also intended to become a real model district for the north-east of Germany. Citizens have been waiting for more than 25 years for this historically contaminated site, which was used to build aircraft during the Nazi era and later belonged to the Neptun shipyard, to be used again. Now the municipal housing company WIRO is showing what modern housing can look like that creates a lively and affordable environment. According to nordkurier.de the investment is estimated at over 200 million euros, which has a dimension that is unparalleled in Mecklenburg-Western Pomerania.
A prominent feature of the project is the planned infrastructure. Next to the apartments there will be a spacious park - two hectares in size - which includes playgrounds and a watercourse. The Kayenmühlengraben is being renatured and moved to the surface. Two parking garages as well as shops and restaurants will round off the entire project. The traffic concept envisages an almost car-free district, with vehicles parked at the edges in parking garages. This should not only increase the quality of life, but also contribute to reducing CO2 emissions. This sets a clear focus on green spaces and renewable energies, as the Federal Environment Agency emphasizes.
A lively residential area is being created
The development plan for the shipyard triangle was approved by the Rostock citizens in the summer of 2020, and detailed planning began quickly. The design that defines the basic architectural features of the new quarter comes from the renowned architects Albert Wimmer from Vienna. Citizens were involved early in the planning phase - their wishes and needs were incorporated into the concept through discussion events and neighborhood walks. This shows that urban development has an open ear for the population, as can also be found in other places in the Umweltbundesamt.
Before things get serious, the building permit has to come for the first of five building sites. Five residential buildings with more than 160 apartments, an office building and a parking garage are planned. WIRO expects to receive approval for the development planning in spring 2024, so that construction could start this year. However, progress depends on the development of construction costs and interest rates as well as possible public funding, as the information from wohnungssuche.wiro.de reveals.
A plan with foresight
The challenges of urban development should not be underestimated: it is important to meet housing needs, promote healthy working conditions and at the same time take measures to protect the environment and the climate. The planned district should combine all of these requirements and be designed to be future-proof. “The development of a lively and livable settlement,” is the approach, will shape the character of the district and give the residents a completely new attitude to life. The vision is clear: a compact, mixed-function district that harmoniously combines urban greenery and public open spaces.
Overall, it is expected that this project will redefine housing construction in Mecklenburg-Western Pomerania. According to estimates, construction will take up to ten years, but the very idea of a lively, modern city center at the Werftdreieck already sends a strong signal for Rostock's future.
