Economic triumph: Rostock's Wiro is investing millions in new apartments!

A review of the past year shows that the economic output of Wiro remains stable despite the challenging framework. For example, the Wiro reports an annual surplus of 24.13 million euros for the year 2024, slightly less than 2023 than the surplus was 24.84 million euros. The city of Rostock benefits from a balance sheet profit that is 16.52 million euros compared to 16.39 million euros in the previous year. The equity ratio is also at a solid level at 28.2 %, even if it was still 28.7 % in 2023. At the beginning of 2025, Rostock now has a proud 211,993 inhabitants, an increase of 301 people compared to the previous year.

The number of apartments in Rostock has also grown and now reaches 125,873. The Wiro itself manages 35,178 own apartments, supplemented by 4,415 units that are managed on behalf of other owners. The Wiro thus holds a market share of around 28 % in the Hanseatic city. With an average rent of 6.54 euros per square meter, the housing costs have increased slightly compared to the previous year, where this value was 6.32 euros. For a 60-square-meter apartment you have to expect around 392 euros net rent.

The Wiro made extensive investments in maintenance measures in 2024, around 24.83 euros per square meter were invested in the maintenance of the stocks. Almost 600 new apartments have been built in the past five years, and in 2024 alone 370 new apartments were rented out for the first time. Larger construction projects, such as the Thierfelderstraße/Kobertstraße and Möllner Straße/Plöner Straße, are now complete and improve the offer on the housing market. A new house on Albin-Köbis-Straße celebrated the topping-out ceremony in June 2025, which promises to further relieve the living space situation in Markgrafenheide.

For 2025, the Wiro is planning investments of 92 million euros. That sum is divided into 72 million euros for inventory care and 20 million euros for new buildings. One of the largest projects in the Wiro, which affects Möllner Straße, includes an investment effort of around 71 million euros for 318 apartments, into which all residents have already entered.

future plans and market development

The future new construction projects of the Wiro are promising. Among other things, 17 new apartments in the fourth construction phase of Kuphalstraße and nine apartments on Wachtlerstraße at the Kurpark in Warnemünde are planned. An ambitious planning also provides for a six -storey new building with 33 apartments in Ziolkowskistrasse in the southern part of the city. With these measures, the Wiro reacts to the strong demand for living space in Rostock, which is further fueled by suits and a growing population.

The rental price development is significantly influenced by the ratio of supply and demand. In Rostock, rental prices rose by 3.48 % compared to the previous year, which can be seen in the context of an increasingly scarce housing market. The developments in housing, combined with the economic stability of the city, show that there will continue to be needed for high quality living space. Factors such as the infrastructure and the creation of new jobs will continue to shape the rental market.

The Wiro not only shows itself as an important player on the housing market, but also actively campaigns for social issues in Rostock and supports over 110 clubs and initiatives. This makes a valuable contribution to urban development.
