Economic triumph: Rostock's WIRO invests millions in new apartments!
A look back at the past year shows that WIRO's economic performance remains stable despite challenging conditions. WIRO reported an annual surplus of 24.13 million euros for 2024, slightly less than in 2023, when the surplus was 24.84 million euros. The city of Rostock benefits from a balance sheet profit of 16.52 million euros, compared to 16.39 million euros in the previous year. The equity ratio is also at a solid level at 28.2%, even if it was still at 28.7% in 2023. At the beginning of 2025, Rostock now has an impressive 211,993 residents, an increase of 301 people compared to the previous year.
The number of apartments in Rostock has also grown and now reaches 125,873. WIRO itself manages 35,178 of its own apartments, supplemented by 4,415 units that are managed on behalf of other owners. WIRO therefore has a market share of around 28% in the Hanseatic city. However, with an average basic rent of 6.54 euros per square meter, housing costs have increased slightly compared to the previous year, where this value was 6.32 euros. For a 60 square meter apartment you now have to expect a net rent of around 392 euros.
Collaboration and investment
WIRO made extensive investments in maintenance measures in 2024; around 24.83 euros per square meter were invested in maintaining the inventory. Almost 600 new apartments have been built in the last five years, and in 2024 alone, 370 new apartments were rented for the first time. Larger construction projects, such as those on Thierfelderstraße/Kobertstraße and Möllner Straße/Plöner Straße, have now been completed and are improving the supply on the housing market. A new residential building on Albin-Köbis-Straße celebrated its topping-out ceremony in June 2025, which promises to further relieve the housing situation in Markgrafenheide.
WIRO is planning investments of 92 million euros for 2025. That sum is divided into 72 million euros for existing maintenance and 20 million euros for new buildings. One of WIRO's largest projects, which affects Möllner Straße, involves an investment cost of around 71 million euros for 318 apartments, into which all residents have already moved.
Future plans and market development
WIRO's future new building projects are promising. The plans include 17 new apartments in the fourth construction phase on Kuphalstrasse and nine apartments on Wachtlerstrasse at the Kurpark in Warnemünde. Ambitious planning also includes a six-story new building with 33 apartments on Ziolkowskistrasse in the southern part of the city. With these measures, WIRO is responding to the strong demand for living space in Rostock, which is being further fueled by immigration and a growing population.
The development of rental prices is significantly influenced by the relationship between supply and demand. In Rostock, rental prices rose by 3.48% compared to the previous year, which can be seen in the context of an increasingly tight housing market. Developments in housing construction, combined with the city's economic stability, show that there will continue to be a need for high-quality housing in the future. Factors such as infrastructure and the creation of new jobs will continue to shape the rental market.
