Rent prices in Gifhorn have been rising for years and are causing heated discussions among tenants and landlords. Finding truly affordable housing becomes a challenge. Rent index Gifhorn emphasizes that prices have risen by around 60% since 2012 and that the situation for tenants continues to worsen.
In 2018, a 20 percent quota for publicly subsidized apartments in new buildings was established. This approach should lead to more social housing being created. Now, seven years later, it is clear that the decision did not have the desired effect. The Gifhorn administration sees difficulties in implementing this quota, which previously applied to all new development plans, regardless of the construction method. Therefore, changes are being considered to combat the lack of affordable housing. WAZ reports that the changes are primarily aimed at enabling the creation of affordable housing independently of N-Bank.
New concept for better living space
A forward-looking resolution stipulates that in new development areas, such as the Hohes Feld development area, areas will be designated for multi-storey housing. This is intended to ensure that the required quota of socially subsidized housing is actually achieved. According to the new plan, project developers should have the opportunity to freely choose their properties, which is seen as a positive step in administration.
The Gifhorn Housing Association (GWG) will play a stronger role in this context, and there are plans to renovate existing apartments and at the same time introduce rent and occupancy controls. In addition, changes should be made to existing development plans in order to promote the implementation of the cooperative plans. An investor is already planning to build 24 socially subsidized apartments in Hoher Feld - a first step towards easing the tight housing supply in the region.
