Topping-out ceremony in Lübeck: New residential area opens at the old freight station!

The topping-out ceremony for a large new building project recently took place at the former freight yard in Lübeck, marking the plans for the “Up Town Living” and “Up Town Houses” district. Around 180 invited guests were present for this special occasion and celebrated the progress of Wohnkompanie Nord, which has been driving the development of the area since 2017. A total of more than 300 residential units, commercial space, a hotel and a park are being built here on a total area of around 80,000 square meters.

Of the newly planned residential units, 107 will offer space for up to 350 people. The need for living space in Lübeck has increased due to demographic changes and ongoing immigration, as the Lübeck housing market report makes clear. Almost half of the 22 condominiums have currently been sold, while sales of the 32 townhouses have been slow so far - so far only one has found a buyer.

Diverse living and usage options

The project provides a mix of rental apartments and condominiums and is extremely well thought out. The plan is to create 53 rental apartments that will be ready for occupancy by the end of 2026. The apartment buildings that have already been completed, on the other hand, are already fully rented out according to the plan. The architecture of the project comes from the Hamburg architects LRW, who ensure that both residential and commercial units harmonize perfectly with each other.

The city of Lübeck is undergoing exciting change when it comes to housing development. The 2013 housing market concept focuses on the pegs until 2025 in order to meet the increasing demands for housing. A particular challenge here is the fluctuating changing demand, which often hits the supply side sluggishly.

Park and hotel in planning

In addition to the residential projects, other construction projects are being planned, including a hotel and micro-apartments that will be located directly next to the water tower. The idea of renovating the old goods hall for commercial enterprises shows that not only living space but also attractive jobs should be created. The construction phases for the hotel and the micro-apartments are being realized by the iLive Group from Aalen.

Overall, the city is laying the foundation for a lively urban district with the development of the district at the old freight station. The location, just 900 meters from the Holstentor, promises to not only provide a home for many, but also to have a positive impact on Lübeck's cityscape. Projects like this are crucial to keeping Lübeck attractive as a place to live and meeting the needs of the population.
