Trouble over fire protection: Zemmin is fighting for new homes!
In the municipality of Bentzin, discussions about the new development plan “Living in Zemmin” are in full swing. While the local fire department in Tutow supports the fire protection measures, there are still concerns about the fire water supply. The Vorpommern-Greifswald district in particular sees deficits and criticizes the inadequate fire-fighting water supply within a radius of 300 meters.
However, the supply is expected to be improved with the commissioning of a fire water well in the center of Zemmin next 2024. But the district's demands do not seem to be enough, as the lack of a filling station for the fire department is cited as a crucial point that calls into question the construction of new homes. Mayor Grit Gawrich sees the argument as incomprehensible and emphasizes that the distance to the nearest water source of 475 meters could be bridged with hose lines and pumps.
Fire protection and land-use planning
The new development plan affects three parcels in the northeast corner of Ernst-Moritz-Arndt-Straße. The aim is to build homes in the second row behind existing buildings. But concerns about fire safety could make negotiating the plans difficult. There is an underground hydrant on the outskirts of town on the B110 that can be used in an emergency. But the responsible technology, the GKU, is hesitant to guarantee the necessary pressure.
In order to clarify the complex situation, Grit Gawrich announced talks with the water and wastewater association and the district. The construction and planning portal for Mecklenburg-Western Pomerania also offers access to the relevant development plans, land use plans and statutes so that affected citizens can be easily informed. This portal is an important source of information for anyone who would like to take a closer look at the planning processes, even if it does not claim to be complete ( bauportal-mv ).
Public participation in land use planning
Citizen participation in land-use planning plays an important role. It is required by law and includes both early public participation and mandatory public interpretation of the plan. The exchange between those responsible for public affairs and interested citizens who can provide their feedback is particularly important. These opportunities for participation are a central component of the German building code and apply to almost all planning ( Wikipedia ).
With these measures and the new development plan, the municipality of Bentzin not only wants to improve its living situation, but also increase the safety of its citizens. With a good hand and the right foresight, a harmonious living environment could be created here in the near future. Nevertheless, it remains to be seen how the discussions about the fire-fighting water supply will turn out, because “there is something going on”, that is clear.
